Modified Bitumen (MB) roofing systems are one of the most durable, weather-resistant kinds of low-sloping roof. This type of roofing has been in use since the 1970s and is sold in rolls that can be sealed using heat, hot- or cold-applications, or self-adhering. There are two types of MB roofing systems:  SBS polymer-modified bitumen (similar to Built-Up Roofing systems) and APP polymer-modified bitumen (which are heat-welded or applied with a torch).

Modified Bitumen roofing systems are applied by:

  • Laying down a base sheet that is attached to the roof deck with cap nails or disc plating.
  • The overlap of the base ply is sealed with a watertight adhesive.
  • A granular surface layer is applied (there are smooth options, too).
