The Montebello Condominium is an upscale condominium complex located in Alexandria, Virginia and is comprised of four sixteen story buildings. Simpson was awarded the commercial re-roofing contract in early 2007. The four buildings totaled approximately 105,600 square feet of commercial roofing. The buildings were fully occupied throughout the entire project. This roof presented a number of challenges for our commercial roofing crews, including HVAC units, ductwork, and other rooftop obstacles to work around and under. The existing commercial roof was replaced with a new IRMA (inverted) roof assembly with a Soprema two-ply modified bitumen membrane roofing system. The existing gravel ballast was re-used for cost efficiency. During the later part of 2011, Simpson was contacted to assist in some investigative work on the facade of the Montebello. In the early part of 2012 Simpson was awarded and completed the facade repairs, including sealant replacement, thru-wall flashing replacement, and brick replacement & tuck pointing.
